The boards

What the fascia and soffit actually do

The fascia is the upright board fixed to the ends of the rafters. The gutter brackets screw into it, so it carries every litre of water off the roof. The soffit closes the underside of the overhang, between the fascia and the wall. On a gable, the sloping board along the edge is the bargeboard, and it's priced with the job.

Cork is hard on them. Keystone Roofing puts it plainly: Cork "sits on the receiving end of Atlantic weather", and wind-driven rain hits the eaves side-on for months. Hallmark Roofing says salt air on the coast breaks timber down faster than inland. Skibbereen gets 1,403 mm of rain a year, against 1,033 mm in Youghal (Met Éireann).

The soffit also lets air into the attic. SEAI's insulation standard asks for a continuous gap of at least 10 mm, or the same in vents, within the soffit or fascia below the gutter. New boards should keep that gap. uPVC fascia and soffit covers vents and board sizes.

The eaves of a house in cross-section A roof slope comes down over the wall. At its end, a vertical fascia board carries the gutter. Under the overhang, a horizontal soffit board runs back to the wall, with a vent strip letting air into the roof space. FAQ

Questions we get asked

How much does fascia and soffit replacement cost in Cork?

Hallmark Roofing in Cork publishes €800 to €1,400 for a terraced house, €1,000 to €1,600 for a semi (front and rear) and €2,000 to €3,500 for a detached house, supplied and fitted. With new gutters, a semi is €1,400 to €2,200. The cost guide has every figure and source.

Why do Cork prices differ so much?

Scope and VAT. Keystone Roofing's figures assume new gutters and are ex VAT: €2,000 to €3,500 for a 3-bed semi. Hallmark's are split into boards only and boards with gutters, VAT not stated (Hallmark Roofing). Compare written quotes line by line.

What is the difference between a fascia and a soffit?

The fascia is the upright board along the end of the rafters. It carries the gutter. The soffit is the flat board under the overhang, running back from the fascia to the wall. The drawing further down this page shows both.

Are you a roofing company?

No. Fascia and Soffit Cork is an introduction service run by Bartlomiej Standa, trading as Elevate Ireland. We pass your request to one fascia and soffit company that covers your part of Cork. They look at the house, price it in writing and deal with you directly.

Which parts of Cork do you cover?

Cork city and the county: the town pages cover Cork city, Carrigaline, Cobh, Midleton, Mallow, Youghal, Bandon, Fermoy, Kinsale, Clonakilty, Macroom and Skibbereen, and requests from anywhere else in Cork are passed on too.

Do I need planning permission?

Not usually. Maintenance or improvement work that doesn't materially change how the house looks is exempted development under section 4(1)(h) of the Planning and Development Act 2000. For a protected structure, or a big change of colour or style, ask Cork City Council or Cork County Council first.

Is there a grant for fascia and soffits?

Not on its own. If you're getting external wall insulation with the SEAI grant (€6,000 for a semi, €8,000 for a detached house), the soffits and gutters often have to be adjusted anyway, so it's a good time to do them.
